Auction Rules
This Auction/Public Sale is being conducted pursuant to Pennsylvania/Colorado Self Service Storage Facilities Act for tenants who are in default under their Self-Storage Rental
Agreement.
To the best of Owner's belief, none of the property in the units is subject to a lien.
The Auction/Public Sale is final upon the close of the online auction
The decision as to the winner of each Auction/Public Sale is determined by the highest bidder
All payments must be made in cash and made within 48 hrs from the end of the Auction/Public Sale otherwise unit will be offered to the next highest bidder.
There will be a minimum $100.00 deposit on each unit purchased (per unit). The deposit will be refunded when you leave the unit "broom clean," as determined by an inspection by the Property Manager.
The unit must be paid for and fully and finally vacated 48 hrs after the auction ends or the goods will become the property of Guardian Storage.
All items purchased today are purchased "as is, where is". Guardian Storage does not warranty or guarantee any item purchased. ALL SALES ARE FINAL
All purchased items should be inspected prior to leaving the premises, especially items of furniture. Tenants have been known to store illegal substances. So please check each item carefully. Guardian Storage is not liable for any illegal contents removed from the storage space by Buyer.
Each of the units were opened before the Auction/Public Sale and over-locked with a Company lock. The items in the units have not been touched and are still exactly as the tenant placed them in the unit. When the unit was inventoried, the inventory was taken by standing outside the unit and looking in. No goods were handled by Guardian Storage.
If the purchased item is a vehicle, the sale is assumed to be for "parts and parts only".
We will be selling storage units in their entirety (no lots).
No dumpster available/all items belong to Buyer
Buyer acknowledges that in certain circumstances Guardian Storage may contact the Buyer and request that certain items be purchased back in order to prevent any court action with said tenant, the Buyer also agrees to sell to Guardian Storage such items for (a) the cost at which Buyer purchased such items plus (b) any reasonable actual costs incurred by Buyer in connection with such items.
Guardian Storage reserves the right to cancel any sale if the bids are unreasonable.
Guardian Storage does not accept any liability on the goods purchased at the time of the sale. Goods purchased are in an AS-IS condition. No guarantees or warranties of any type or kind are expressed or implied with the purchase of any items. ALL SALES ARE FINAL.
All goods purchased at the time of the sale are to be removed from the facility within 72 hours or the goods will become property of Guardian Storage.

Note to Buyers of Online Self Storage Auctions
In accordance with our Terms of Use Agreement, the buyer
agrees to the following:
- Winning auction buyers MUST
make contact with the facility manager to make arrangements for payment
and pick up won auctions with in 24hrs.
- Premium payments for won
auctions MUST be made within 24hrs of auction closing. Failure to make
payment within that time frame will result in loss of the auction and
account suspension.
- We accept bids in increments of $10, bidders also have the ability to
place a MAX BID that is at least $20 or more than the current bid amount.
- Any bids placed within the
last 3 minutes of the auction will cause the auction time to extend an
additional 3 minutes from that time.
- With our Standard Membership,
the winning bidder will be charged a 15% buyer premium of each unit. With
our Executive Membership, the winning bidder will be exempt of the buyer
premium for a reoccurring monthly payment of $59.95 (billed anniversary
style).
- Depending on the facility, a
10% deposit may be charged to the winning bidder's credit card at the
close of the auction. That amount will be subtracted from the final amount
due at the facility.
- Bidders MUST clean out the
unit entirely, leaving it in broom-swept condition while abiding by the
rules and regulations of the facility, before the end of the 48-72 hr
clean out period.
- Winning bidders understand
they are entering into a binding purchase contract. Failure to pay either
party and clean out the unit completely will result in the bidder's
account being suspended.
- The facility has the right to
cancel the auction at anytime.
- The defaulted tenant has the
legal right to cure the account thus cancelling the auction. This is true
up until the payment is received from the winning bidder to both
SelfStorageAuction.com and the storage facility in question, unless
otherwise stated in the state's lien laws or facility.
- Winning bidders are
responsible for their winning bids, taxes, and other fees associated with
their account regardless of whether they claim ownership of the unit(s).
- By registering and agreeing
to our Terms of Use, all bidders agree to not dispute credit card charges
processed through www.SelfStorageAuction.com.
- Upon account being suspended
all active winning bids will be removed.
- If a unit sale has 0bid(s) or the highest bidder and or subsequent bidders have failed to pay and follow through on the sale, then the unit becomes property of the seller and they can dispose of items or relist the unit, it would be at the discretion of the seller.
